House prices dropped in 2022 for first time after long period of growth

According to the Bundesbank’s Monthly Report, the rise in financing costs and high inflation had a strong impact on the German housing market. Prices for residential real estate continued to rise up until the middle of 2022, but in the second half of the year fell quite significantly for the first time in a long time. By contrast, price pressures came from the massive increase in construction prices and the slow pace of the expansion of housing supply. Residential real estate in Germany continued to be overvalued on an annual average overall.

“Accommodative monetary policy must not be permanent therapy”

Bundesbank President Jens Weidmann has urged a timely exit from the ultra-accommodative monetary policy. In a speech delivered in Berlin, he stressed that sovereign asset purchases should not shift the red line representing the border to monetary financing of governments.

Weidmann underscores risks of extensive government bond purchases

Bundesbank President Jens Weidmann sees a need for monetary policy action stemming from the subdued medium-term inflation in the euro area. However, he also considers it crucial that the share of outstanding government bonds held by central banks does not become too large. “Otherwise, we would be running the risk of gaining a dominant market influence and smoothing out the differences in risk premia for government bonds,” Mr Weidmann said in a speech delivered virtually at the Humboldt University in Berlin.
